After the sale closes and payment has been received by the Clerk of Court, and the sale has been
reported to the court, the court will enter Decrees Confirming Sale, Divesting and Vesting Title
which will be mailed to each winning bidder.
You will receive a copy of the Decree, not the original, as it is a court order which
remains in Chancery Court. You may request additional electronic or paper copies by
contacting Shelby County Chancery Court.
Shelby County Chancery Court does not issue deeds; the Decree includes language
allowing it to function as the title transfer document. If you would like a formal deed to
the property, you should consult an attorney to find out how one may be prepared.
If the taxpayer files a motion with the court to redeem the property during the
redemption period, a notice will be sent to you via certified mail. This notice will
indicate the hearing date on the motion, and will include a copy of both the relevant
statute and the motion to redeem itself.
If there is no redemption, you will not receive any further documentation beyond the
Decree Confirming Sale. If you are uncertain if a redemption was filed within the period,
you are welcome to contact Shelby County Chancery Court to find out whether any
motions have been filed on a particular property purchased.
